Groundbreaking For Underwood Plaza On Dickson Street

(Fayetteville, AR - October 2006) Developer Alexander, Merry-Ship & Alt Real Estate Group, Inc., in association with developer Nock Investments, LLC, broke ground at the future Dickson Street site of Underwood Plaza on Friday, October 20, 2006, at 2 p.m. Diplomats from the Fayetteville Chamber of Commerce were in attendance.

In addition to original downtown Fayetteville condominium specialists Richard Alexander and Rob Merry-Ship, partners on the project include John Nock, Bill Underwood, Craig Underwood and Ted and Leslie Belden.

Alexander and Merry-Ship have been the premier developers in downtown Fayetteville's revitalization for numerous years.¬ They are noted for several renovation projects including The Inn at Carnall Hall, The UARK Bowl condominiums and events center, The Ozark Theater building and, most recently, the condominium conversion of the former St. Joseph Äôs Catholic Church property in the historic district. Their talents have earned multiple awards throughout the years.

Underwood Plaza will occupy the space adjacent to the current Underwood's Fine Jewelers footprint-style building, including 150 feet of Dickson Street frontage. Nearby the University of Arkansas and well within walking distance of the Fayetteville Downtown Square, the nine-story mixed-use project will contain luxury loft condominiums for those interested in downtown living and upscale commercial spaces for businesses, retailers and restaurateurs.

The building design by local architect Robert Sharp is loft-inspired, paying tribute to New Orleans with plenty of outdoor terraces and providing top-floor residents with a 360-degree vista of Fayetteville. In addition, the building will feature a five-story, concealed garage with 303 parking spaces for residents, tenants and patrons.

The site of Underwood Plaza is the "catbird seat of all locations" according to Bill Underwood because it sits directly on Dickson Street, the "natural tie between the community and the University."

The project is due for completion in the late spring of 2008.

At the Forefront: The Recycling of Downtown Fayetteville

By Donna Hamilton
Excerpt from article published in Celebrate Northwest Arkansas

Downtown Fayetteville is experiencing a facelift—a rebalancing of the past and future with the help of entrepreneur developers Richard Alexander, Rob Merry-Ship and Sheree Alt...known to the public as Alexander, Merry-Ship & Alt Real Estate Group, Inc., or AMA.

On March 11, 2002, AMA opened its door to the public. In just three years, they have garnered the number-sixteen spot on the Arkansas Business Journal's Real Estate firms, with a 64 percent increase in sales volume. With their diverse backgrounds, the partnership has offered an unusual opportunity to vertically integrate services that efficiently serve the Northwest Arkansas area, specializing in downtown condominium sales and development. Past accomplishments of the partners include the Campbell Bell Building on the Fayetteville Square. This building houses KNWA news on the ground level and unique condominiums on the second floor. Also, the UARK Bowl event facility with its 14 residential urban lofts above Dickson Street; the old Ozark Theater on College Ave.; and the Rollston Building. Add the Pyeatt Building, the historic Cooper and Partridge houses, the St. Joseph's Catholic church renovations project, and you begin to see the impact of the Richard-Rob-Sheree magic touch. Richard and Rob garnered the prestigious Tower Award, as well as the Henry Award, among their area accomplishments this past year for the work they did with newly restored Inn at Carnall Hall.

Entering the offices of AMA at 11 West Avenue in Fayetteville we're curious to see what's behind the public image of these innovative developers.

Richard Alexander, Fayetteville attorney, is a legal resource and provides a special vision for the group. His ability to see the completed renovation projects keeps the partners focused on the outcome and their clients' needs. On the wall of the old post office in Fayetteville, local artist Jane Garrison has captured Richard in his typical stance—hands on hips and garbed in his favorite walking shorts and tropical shirt. This is his uniform. Richard recently received recognition as the area's best "casual dresser."

Rob Merry-Ship brings a wealth of construction and property management knowledge to the firm. More than 20 years in real estate sales helped round out his related background. On any given day, his boisterous comments can be heard throughout the offices at the Cooper House in Fayetteville. He may even belt out a line from a song to liven the atmosphere. (Rob's the lead singer for popular local band Full House in his spare time.) He was instrumental in AMA's decision to donate $50,000 to the new Fayetteville library fund.

Sheree Alt, Principal Broker and third member of the team, always has her finger on the pulse of the company's activities. While specializing in the Fayetteville area, Sheree has reached the status of "Top 100 Realtors" in Arkansas by helping customers throughout the region locate the perfect property. She serves on the Board of Adjustment and Sign Appeal for the City of Fayetteville. Her leadership role in selling the renovated 14 condo units at the UARK Bowl and the presale of the 25 units at the old St. Joseph's Catholic Church, has established her presence in the Fayetteville area. Despite her petite stature, Sheree is an impressive figure in the AMA equation, confronting issues head-on.

It's apparent that AMA is a major force behind Fayetteville's changing complexion, and the beginning of our journey with area leaders who are quietly at the forefront, pushing the business envelope in one of the fastest growing regions in the United States.
